WHERE TO START?

Consultation

Analyze your current home, review the available options and establish an approximate budget for each one.

This is the starting point for the home addition process and will often require professional input from a licensed contractor, architect or architectural technologist. Construction Viking offers an initial consultation at your residence to help you evaluate the possibilities. We will review the existing home and discuss the different options available, whether that means extending the main floor, adding a second storey or creating additional living space in another way.

The options available will depend on a number of factors, including the existing layout of the home, municipal regulations, setbacks from neighbouring property lines, structural considerations and, of course, your budget. All of these elements should be considered before moving forward.

During this initial consultation, we can also provide approximate budget ranges for the different options being considered. Establishing a realistic budget at this stage is important, since the next step in the process — preparing plans and technical drawings — requires an investment of both time and money. It is always preferable to have a general understanding of the anticipated cost before proceeding too far into the design process.

By the end of the consultation, you should have a much clearer idea of which type of addition best suits your needs and the approximate budget associated with it.

Once the general direction of the project has been established, it is also important to confirm the applicable municipal requirements. Depending on the project, this may include zoning restrictions, setbacks, lot coverage or other local regulations that could affect what can be built.

TECHNICAL DRAWINGS

Drafting the technical drawings for your addition:

Once you have a clear idea of the type of addition you would like to pursue and the approximate budget for the project, the next step is to begin the technical drawing process. This typically starts with a meeting with an architectural technologist to review the project in greater detail and discuss the design possibilities.

During this initial meeting, the technologist will evaluate the scope of the work required to prepare the plans. This includes reviewing the existing home, understanding the proposed addition, identifying any particular design or structural considerations, and determining what information will be needed to move forward. Following this review, a service proposal can be prepared for the drafting of the plans.

Once the proposal has been accepted, a follow-up visit is generally scheduled to take measurements of the existing home and gather the information required to begin preparing the technical drawings.

These drawings will then become an important part of the next stages of the project. They are typically required for municipal permit applications and will also be used to obtain more detailed construction pricing, coordinate the work and prepare for the construction phase.

ESTIMATING PHASE

Construction costs and detailed estimate:

Once the technical drawings are complete, the project can move into the estimating phase.

At this stage, we will schedule a meeting to review the project in detail. Whenever possible, this meeting will be with the same consultant who assisted you during the initial consultation. With the technical drawings in hand, we can review the proposed addition, discuss finishes and material selections, clarify any remaining questions and confirm the information needed to prepare the estimate.

Following this meeting, our team will review the scope of work and prepare a detailed construction estimate based on the plans, project requirements and selections discussed.

Once the estimate is complete, we will schedule a follow-up meeting to present it and review the details with you. The estimate will outline the proposed scope of work and provide a clear understanding of what is included before moving on to the next stage of the project.

BUILDING PERMIT

Building permit and municipal approval:

Before construction can begin, the required permits and municipal approvals must be obtained.

The exact requirements can vary depending on the municipality and the nature of the project. In most cases, the permit application will require the completed technical drawings along with supporting documents such as an up-to-date certificate of location. If the project changes the footprint of the home, additional information may also be required to clearly show the proposed work.

Processing times can also vary from one municipality to another, so it is important to submit the required documents early enough to avoid unnecessary delays in the construction schedule.

CONTRACT AND PAYMENT SCHEDULE

Reviewing the contract and preparing for construction:

Once the estimate has been reviewed and you are ready to move forward, the next step is to finalize and sign the construction contract. This allows us to officially schedule the project and begin preparing for the construction phase.

The contract will clearly outline the agreed scope of work, including the work description developed during the estimating process. It will also include the contract amount, payment schedule and other important terms related to the project.

Payment schedules are typically structured around key stages of construction rather than specific dates. The exact number and timing of payments may vary depending on the size and nature of the project, and these details will be clearly outlined in the contract before work begins.

Before signing, we will review the contract with you and answer any remaining questions so that everyone has a clear understanding of the scope, responsibilities and next steps.

Once the contract is finalized and the project is scheduled, we are ready to move into the construction phase.
